By using this website, you accept these Terms of Use and our Privacy Policy. If you do not agree, do not use the website or submit information through its forms.

The website is part of the digital presence of the Sweet Estates team, formed by Enrique Gutiérrez Guerrero and Lore Báez Márquez under RE/MAX River City. These terms govern the website; they do not replace contracts, disclosures, representation agreements or the terms of an external platform.

2. Information, listings and market content

Website content is general information and may change. It does not guarantee price, availability, condition, measurements, taxes, zoning, financing, eligibility, timelines or results.

Properties labelled as samples or Preview are not active Edmonton inventory and exist only to evaluate the product experience. When an authorized MLS/IDX feed is available, its data, attribution, notices and provider rules will also apply. Verify each property and every material fact with the appropriate professional before making a decision.

3. No automatic professional relationship

Visiting the website, using a calculator or guide, submitting a request or receiving an initial response does not by itself create a client, agency or real estate representation relationship. A professional relationship depends on the appropriate conversations, disclosures and agreements with the registrant and brokerage.

The content is not legal, tax, mortgage, financial, engineering, inspection, appraisal or construction advice. Enrique may provide a construction-informed perspective, but this does not replace an inspection or independent professional advice.

4. Third-party services and links

The website may link to or display services operated by RE/MAX River City, BoldTrail, MLS/IDX providers, Repliers, RankMyAgent, mapping services, social networks or other third parties. Sweet Estates does not control their availability, content, cookies, accessibility, accuracy or privacy practices. Your use of those services is governed by their terms.

5. Acceptable use

You may use the website for personal, lawful purposes related to real estate information or services. You must not interfere with the website, bypass controls, introduce malicious code, scrape data, copy or republish listings or photographs without authorization, impersonate another person, or use forms for spam, fraud or unlawful activity.

6. Intellectual property

Unless stated otherwise, the website’s original design, copy and materials belong to their respective owners and no republication rights are granted. REALTOR®, REALTORS®, MLS® and associated logos are owned or controlled by CREA. RE/MAX, listing providers, photographers and external platforms retain their respective trademarks, data and images.

7. Availability and responsibility

We work to keep the website useful, secure and accurate, but do not promise uninterrupted operation or an error-free experience. To the extent permitted by applicable law, Sweet Estates and its providers are not responsible for decisions based solely on general website content or for issues caused by external services. Nothing in these terms excludes liability that cannot legally be excluded.

8. Governing law and changes

These terms are interpreted under the applicable laws of Alberta and Canada. We may update the website and these terms to reflect operational, regulatory or technology changes. The review date will appear at the top. If the English and Spanish versions differ, contact us for clarification; signed professional agreements and applicable law control.
