1. Who we are and what this policy covers

Sweet Estates is the team brand used by Enrique Gutiérrez Guerrero and Lore Báez Márquez, real estate professionals operating under RE/MAX River City in Edmonton, Alberta. This policy covers `sweetestates.ca`, its first-party forms and requests the team receives through the website.

The brokerage, real estate data providers and external platforms may apply their own policies when acting separately. This policy does not replace notices contained in representation agreements, regulatory forms or third-party platforms.

2. Information we may collect

Information you provide: name, email, phone number, preferred language, preferred agent, area and home type; for selling requests, property address, unit, city, property type, timing and reason for the inquiry. We also record your consent choices.

Technical and source information: IP address, browser or device, date and time, requested path, referrer, UTM parameters, request identifiers and records needed for security, abuse prevention, troubleshooting and delivery.

External content: some pages display Google reviews through GHL/ReputationHub, RankMyAgent reviews, photographs or samples from a listing provider, and links to a real estate catalogue, social networks or other services. Those providers may receive technical information when you load their content or follow their links.

Our public website forms do not ask for financial information, government identification numbers, MLS credentials or confidential documents.

3. How we use information

• respond to your request and organize a real estate conversation;
• assign or respect your preference for Enrique or Lore;
• prepare a search, buying inquiry or initial selling review;
• record the contact and its context in the team CRM;
• document consent and communication preferences;
• protect the website, prevent abuse, troubleshoot and maintain reasonable records;
• meet legal, regulatory, professional or security obligations.

A service request allows us to respond about that request. We do not treat it as automatic permission for newsletters or promotions: marketing email and SMS use separate, unchecked choices.

4. Service providers and disclosure

We may share information only to the reasonable extent needed for the purposes above with:

• Enrique, Lore and authorized personnel at RE/MAX River City;
• Despertar TEC Digital IA (DDTIA), the technology provider operating the website and middleware;
• HighLevel/LeadConnector, the team CRM and, when enabled, email or SMS provider;
• hosting, security, backup, communications and support providers;
• MLS/IDX providers, BoldTrail or other real estate platforms when you choose to use their services;
• authorities, advisers or other parties when required by law or reasonably necessary to protect rights and safety.

Sweet Estates does not sell personal information. External providers operate under their own terms or as contracted service providers, as applicable.

5. Processing outside Canada

The website hosting and middleware, as well as HighLevel’s core infrastructure, may process or store information in the United States. HighLevel also identifies support operations in India. Information processed outside Canada may be subject to the laws and valid legal demands of those jurisdictions.

6. Consent, cookies and communications

Email and SMS marketing boxes are not preselected. You may withdraw marketing consent at any time through an email unsubscribe link, by replying STOP to an SMS when that function is available, or by contacting us. Opting out of marketing does not prevent us from responding to an active service request or sending necessary communications for a real estate relationship you requested.

The server keeps essential technical logs. When optional analytics is enabled, the website will request consent before loading Umami or Google Analytics 4. These tools will be used to measure navigation and content effectiveness; information entered in forms will not be sent to analytics, and advertising personalization will not be enabled. You may continue without analytics. Pages containing RankMyAgent or other provider content may make external requests and use technologies under those providers’ policies.

7. Retention and security

We retain information only as long as reasonably needed to respond, maintain the requested relationship, demonstrate consent, resolve disputes and meet legal or professional obligations. When the middleware is enabled, its temporary encrypted delivery queue is designed to remove delivered payload content after seven days; the corresponding CRM record may be retained longer for the purposes above.

We use reasonable administrative and technical measures, including access controls, encryption of the temporary payload, separated credentials, validation, request limits and logging that avoids sensitive content. No system can guarantee absolute security.

8. Your choices and rights

You may ask to access or correct your information, withdraw consent subject to legal limits, ask how it was used or disclosed, and raise a concern. We may verify your identity before completing a request.

If you are not satisfied with our response, you may contact the Office of the Information and Privacy Commissioner of Alberta. The applicable law depends on the circumstances; Alberta PIPA is the primary private-sector law for businesses collecting information in Alberta, while PIPEDA may apply to certain interprovincial or international activities.
